Rv Inspection 2026 Ember 221 msl

Brief synopsis of the findings on this Rv Inspection done at Rv Country in Flagstaff (Bellemont)
Roof/sealant: Missing sealant was found at several roof trim areas, including above the bunk/kitchen and bathroom.
Exterior sidewalls: Multiple perimeter trim seams had little or no exterior sealant. The inspector recommended sealing these areas as a secondary defense against water intrusion.
Cargo doors: Two cargo-door latch assemblies were loose and rotated when operated.
Slide-out: The slide-out was poorly operating/aligned when retracting. The right side was moving substantially slower than the left, indicating a problem that needs further evaluation.
Sewer system: The sewer-hose storage cap was missing, and both the black- and gray-tank drain caps were missing.
Air conditioner: The A/C operated from the ceiling controls, but none of the remote-control functions worked. The filter was clean, although the grille was dusty.
Cooktop: The gas cooktop would not ignite and appeared not to be receiving propane, even though the furnace, water heater and exterior grill connection were receiving propane.
TV: The TV operated, but it did not pick up local channels during the inspection. The report notes weather may have contributed.
Ceiling vent: A wiring harness was protruding through the vent slats and prevented the vent from closing properly.
Skylight: The bedroom skylight was missing two of its three retaining levers.
Interior lighting: One of the two dinette lights, the upper-bunk ceiling light, and the kitchen under-cabinet light did not work.
Emergency-exit labeling: No window was specifically marked as an emergency-exit window. The inspector noted that most windows open sufficiently to potentially qualify as emergency escape openings.
Bedroom access panel: A small electrical-access panel was secured with only two screws and was loose; the inspector recommended additional fastening.
Furniture: The cup holder that secures the couch's removable side table was loose. 2026 ember.pdf
Bunk ladder: No ladder was installed for the bunk bed. 2026 ember.pdf
Electrical/inverter: The inverter/battery voltage did not show the expected voltage difference when shore power was removed, but the report specifically notes this can be normal with the lithium battery system
Solar charging: The six-panel, 1,200-watt solar system was producing approximately 13 volts from the charge controllers to the battery bank. The inspector noted this seemed low for a lithium charging profile and recommended confirming the controllers are correctly configured for lithium batteries.
Bottom line:
For a brand-new trailer, the inspection found a surprising number of fit-and-finish, sealing, operational, and installation issues, with the slide-out, missing exterior sealant, non-functioning cooktop, missing sewer caps, A/C remote, lighting, skylight hardware, and solar charging configuration being among the more notable items.
Importantly, the inspection did not find evidence of current roof water intrusion, and the major chassis, suspension, propane pressure test, furnace, water heater, refrigerator, microwave, plumbing, tires, brakes/hitch components, and most interior/exterior systems tested acceptable.
